Commercial Real Estate Lending
MidCap Financial’s Commercial Real Estate team provides first mortgage financing for the acquisition, repositioning, renovation and refinancing of all types of commercial real estate. MidCap Financial will provide financing for extensive capital expenditures for renovating or re-purposing a property; however, we do not provide first mortgage financing for new, ground up development projects.
Loan sizes typically range from $5 million to $50 million (see transactions). Leverage levels vary based upon risk profile, return, and the needs of the client. We focus on transactions with investors who have a detailed understanding of local market dynamics and specific experience with the type of asset they are looking to finance. Our ability to provide financing for complicated business plans is directly correlated to our ability to underwrite a successful track record by the borrower.
MidCap Financial also provides mezzanine financing on commercial real estate properties. Loan sizes range from $5 million to $25 million. Our mezzanine transactions are executed on a selective basis alongside investors with strong track records and high quality assets in attractive markets.

Kevin McMeen is a co-founder of MidCap Financial and President of Real Estate Lending. Prior to joining MidCap, Mr. McMeen created and ran the real estate lending practice for Merrill Lynch Capital Healthcare Finance. Prior to joining Merrill Lynch Capital, Mr. McMeen led the healthcare real estate segment of GE Healthcare Commercial Finance and its predecessor, Heller Healthcare Finance. Mr. McMeen serves as the Chair on the board of the National Investment Centers for the Seniors Housing and Care Industries, he served on the advisory board of the Erickson Executive Education program at University of Maryland Baltimore County, and is an active member of the American Seniors Housing Association. Mr. McMeen holds a M.S. in Urban and Regional Planning from Georgia Tech and a B.S. in Economics from the University of Wisconsin.

Richard Graham is currently head of underwriting for MidCap’s Real Estate Lending group. Prior to joining MidCap, Mr. Graham was Group Head and Chief Production Officer for Green Park Healthcare Finance, the dedicated healthcare group of Green Park Financial. Prior to that, Mr. Graham was a Vice President for Merrill Lynch Capital Healthcare Finance and held various investment banking positions with Bear Stearns & Co., SG Cowen Securities, and Arthur Andersen Corporate Finance. Mr. Graham holds an M.B.A. with Honors from the University of Chicago, Graduate School of Business and a B.A. in Economics and Environmental Sciences with Distinction from the University of Virginia.

Paul Lesser is head of underwriting for MidCap Financial’s Commercial Real Estate lending group. Prior to joining MidCap Financial, Mr. Lesser was a Senior Underwriting Leader at GE Capital Real Estate for 17 years where he was responsible for the underwriting of $9 billion of investments across various property types. Prior to GE, Mr. Lesser held various positions at Mesirow Stein Real Estate and Heitman Financial. Mr. Lesser holds a M.B.A. from Kellogg School of Management at Northwestern University and a B.S. in Finance from University of Illinois at Urbana/Champaign.

Andy McLay is responsible for originating debt transactions for MidCap Financial in the Mid-Atlantic and Northeastern United States. Mr. McLay has over 20 years of experience in the commercial real estate finance industry. As Senior Director for GE Capital Real Estate North America Lending platform, he was responsible for originating, structuring and underwriting debt investments across GE’s structured and CMBS platforms. In addition to his role in North America Lending he was the Program Manager for GE Capital Real Estate’s Tax-Exempt Bond Program until 2001. Prior to joining General Electric in 1997, Mr. McLay was an Associate at LaSalle Investment Management (formerly LaSalle Advisors) working within the Asset Management group. Mr. McLay holds a Master of Science in Finance from the Sellinger School of Business at Loyola University and received a B.S. in Finance from the University of Maryland at College Park.

Bob Moran is a Managing Director in Midcap Financial’s Commercial Real Estate lending group. He is responsible for originating on-book commercial real estate loans in the central U.S. and hotel loans across the entire U.S.
Prior to joining Midcap Financial, Bob was with Hotel Capital, a private equity investment firm focused on the hospitality sector, where he sourced financing for acquisitions and ran its mortgage brokerage and debt advisory platform. Prior to Hotel Capital, he was employed by GE Capital Real Estate and was responsible for developing, presenting, and implementing work-out strategies subsequent to his role as an originator sourcing new business in the Midwest Commercial Real Estate Debt Group. Bob also served as a senior investment officer for Merrill Lynch Capital’s Hospitality Finance Group. In this role, he was responsible for originating structured debt and equity on hospitality assets located across the United States and Canada. He structured $700 million of debt and equity commitments (over 35 transactions) during his tenure there.
Bob received a M.B.A from Kellogg School of Management at Northwestern University in 2003 and a BS from Purdue University in Accounting and Finance in 1994. He is a Certified Public Accountant.

Steve Tucci is responsible for originating debt and equity for MidCap Financial in the West Coast markets. Mr. Tucci has over 25 years’ experience in commercial real estate having most recently served as an Executive Vice President for CBRE Debt and Equity Finance group specializing in arranging complex structured finance loans and joint venture opportunities. Previously, he was a Managing Director for NXT Capital where he was responsible for originating debt and equity for the western United States. Prior to NXT Capital, Mr. Tucci was with Merrill Lynch Capital where he was responsible for an originations team of seven professionals that generated a broad range of structured finance products including high leverage floating rate senior loans, construction loans, mezzanine loans, preferred equity and joint ventures. During his career, he has worked for GE Capital Real Estate, Heller Financial and Wells Fargo Bank. Mr. Tucci has guided the funding of over $1.5 Billion dollars for the acquisition, refinance and construction for multiple property types including office, multi-family, condos, industrial, mobile home parks and retail shopping centers.
Mr. Tucci is a graduate of the University of Southern California with a B.S. in Finance.

Ryan Hawley is a member of MidCap Financial’s Commercial Real Estate lending group and is responsible for originating assets financing in the Southeast markets. Prior to joining MidCap Financial, Mr. Hawley was a Director at GE Capital Real Estate, where he sourced loan opportunities for balance sheet, CMBS, and mezzanine programs and managed a portfolio of debt investments. Prior to GE Capital Real Estate, Mr. Hawley spent 6 years in loan origination, mortgage banking, and leasing roles. Mr. Hawley holds a M.B.A. from Emory University and a B.A. in Economics from the University of Connecticut.

Eric Kammerer is the Head of Real Estate Finance and Syndications at MidCap and previously led real estate originations since MidCap’s inception in 2008. Prior to MidCap, Mr. Kammerer was employed at Merrill Lynch Capital from 2004-2008 where he was the top real estate loan originator in 3 consecutive years and a 2005 President’s Award winner. Prior to Merrill Lynch Capital, Mr. Kammerer was a member of the real estate and corporate debt capital markets groups at Banc of America Securities from 1997-2004. Mr. Kammerer received a M.B.A with honors from the Cox School of Business at Southern Methodist University and a B.A. in Political Science from Virginia Polytechnic Institute and State University.
